New to this so please be kind...
we have just made an offer on a house 227'000
We have a down payment of 23'000
my partner earns 36'000 and i earn 13'000
My partner has a good credit , with a consolidated credit card which he pays off 136.00 every month
The problem is i have in my very silly youth got into debt ( when a mortgage was the last thing on my mind) i have 2 defaults ( if i could hop into a time machine i would )
1. £650.00 that will be paid off this month and fully settled ( date of default Dec 2011)
2. £487.00 - Was paid in 2013 but Apex messed up ( i have the bank statements to prove i paid it them then ) but this will be settled as soon as they have sorted it in their accounts!(this one was defaulted Aug 2011)
Does anyone have any advice to offer about a mortgage , i am meeting with my broker on Thursday (who i know is amazing as he is my cousin ) (
I have also spoken to Barclays who i bank with who didn't seem to concerned as i explained about them.
Anyone's experience or advice would be gratefully received

There are lenders where this will fit criteria, but a lot of underwriters are going to see it as you satisfying them for the purposes of getting a mortgage.
I would satisfy them sooner rather than later if you plan on satisfying them as it can take up to a month or possibly longer to show as satisfied on your credit reports. and the other one i thought was settled was not :-/
