Current mortgage

Help needed please:
I currently have a mortgage with Halifax. I took this mortgage out when we purchased a new build in 2010. It was cheaper for me to go with the company they advised rather than finding a mortgage myself.
A bit of background - my parents sold their bungalow to purchase this house and I took out a mortgage for the remainder - therefore, I had a third share. My Mum sadly dies in 2012 and therefore, my Dad has two thirds of the house and me still my third.
My problem is this - I am on a fixed rate mortgage that finishes in July this year. No other company will give me a mortgage as my Dad is on the deeds and therefore on the mortgage, but will be 82 this year. He doesn't pay any part of the mortgage as his equity from the sale of the bungalow went into the purchase. Does anyone know of any company that will give me a mortgage if I do not remove my Dad from the deeds? The current rate is 2.89% and I am on a tight budget so cannot have a variable mortgage - I am going to be 53 this year. Current mortgage is around 46K
Any help / suggestions would be great

    I am not allowed to name lenders on the forum, but I would be surprised if it can not be done, if you are struggling speak to a broker they should be able to help.

    I am assuming you have spoken to halifax about doing a product switch?
