One sometimes wonder why people come here for advice in the first place. OP, see you back in few months.0

Op I did exactly the same and racked up so much debt. I pulled the plug once it had crept up to 100k. It took me a decade to get straight again. Don't do it!Debt in 2008 - £97,417 :j*DEBT FREE - SEPTEMBER 2016*:j

It's not my products going down the hill nor is customer spending, it's eBay going down the hill, if you are a power seller just log in to the powerseller forum to see how bad it is even for some big sellers on eBay.
eBay is a platform, it cannot go downhill or otherwise. If your products are attractive they will sell.
I think the shop route is a big risk for you.
Firstly, it is likely that you have not taken the full costs of running the shop into account. You are committing yourself to a fixed overhead for the next two years. The shop gives you a fixed geographical point - ie customers must come to the shop to buy whereas your eBay sales can be from anywhere and you have minimal overheads if sales are slow.
Lastly, what happens if you have a business interruption as you did before with your health. I suspect that there are not sufficient funds in the business to cover overheads whilst you are not trading. The landlord and local Council will want their money either way!
Overheads can easily kill a business. Stick with online selling until your finances (personal or business) are in a much stronger position.0 -

The OP has stated he has signed the lease and is starting to refurbish the shop ( - more expense) today!"There are not enough superlatives in the English language to describe a 'Princess Coronation' locomotive in full cry. We shall never see their like again". O S Nock0 -
