TR1 Land Registry form - witness signature issue

Hi all, I'm currently buying my first home and I've got to sign and send back the TR1 Land Registry form (and my partner has to sign it). Everything's fine but our witness kind of 'messed up' the signature part of my fiancee part, and wrote her name instead of signing. She then signed above this, but I know how fussy these can be (I've had experience with the passport office on this!!). How strict are they with this? Should I redo it?

Can't really tell from the pixellated scan - send the original version to your solicitor and ask them.0

Vitaminz - I think you already know the answer as you refer to the witness having 'messed up' here. It's not a quesiton of being fussy but the TR1 is a legal deed so has to be properly executed and the witnesses attestation is crucial to achieve that. If it's messed up then far better to print off a replacement page and redo it correctly.
As davidmcn posts ask your solicitor for advice as to how to achieve the right result as far better to get it right and avoid any issues/delays than leave as is.
If same witness to both signatures then ensure they add separate attestations so in essence add their details and sign against each of your own execution parts.

Just a further question on the signature point - I note someone you know, so say a next door neighbour can witness a signature. Does it make any difference if the witness/next door neighbour is a Solicitor, but obviously not acting in that capacity?0 -
The witness should be independent, and preferably someone who knows you well and could confirm you did sign the deed if necessary. One person may witness more than one signature but must sign and complete the details below every signature witnessed.“Official Company Representative

Tr1 form- transfer by way of gift. Can we use the same witness for both the transferror and transferee?0
