Do i really need AIP?

Hi,

I saw a broker a few months ago, he said i don't need an AIP and these are just something the EA ask for. He advised me to pass the EA onto him to clarify my finances. Fair enough.

I am now starting to view houses and liaising with EA. When i booked a a viewing, the EA said 'would you like mortgage advice?' and i said 'nope...' and before i could say that i have already met with a broker, the EA said 'ok..as a lot of people don't know you need an AIP to take it offer the market'.

Hmm. I am worried now.
Should i go back to broker and request an AIP just to keep the EA happy? My broker was confident i would not have any problems getting the mortgage i want.

Any help would be great.

  • IM no expert, but from what I have read an AIP just gives the EA a bit of confidence that you are in a Good position to go ahead and complete on the house.


    otherwise anyone could go to AE and look at houses with no intent to buy and waste there time,


    I think that is why they like people to have a AIP

    Your broker is the correct source of information for your needs and your mortgage.

    The Estate Agents aim is to get someone to pay the maximum possible for his clients property and he has no interest in what is best for you.

    Some Agents get fussy about taking 'properties off of the market' but putting a property as 'under offer' on the website does not stop someone nipping ahead of you with a higher offer in any case.
