Forget the "points". How many defaults do you have and how old are they?

I'm quite certain you could get a mortgage with the help of a broker depending on the size of mortgage you want.

Unfortunately it's not great - let's just say I was a little daft in my hey day. I have one for approximately £285 which drops off this July; one for £315 which drops off in May 2018 and another which is satisfied but drops off in 2020. So they range between nearly 6 years old, 5 and 3.

I also have a student overdraft, a substantial HP agreement which I am trying to get out of or at least settle somehow but minimal borrowing on credit cards (I only have 1 with a limit of £250 which also seems to be putting a negative effect on my credit rating).

In short, I don't have much debt as such, they are historical issues but they really seem to be affecting my credit rating

Forgot to say, the mortgage is approximately £360k with at least a £60k deposit, possibly more like £80k. Problem is it's all weighted towards the partner as he has all of the equity and cash. But the mortgage payments would be 50/50 as we both earn the same amount he just has more assets as is older and possibly wiser!

Reduce your debts as much as possible, May as well wait for the first default to drop off. Use a decent broker. I'm sure you will be fine. As you mentioned a 25% deposit will work nicely in your favour.

Thanks so much - that gives me a bit of hope. Yes, I think waiting for that default to drop off would help. He has gone from wanting to buy next summer to us looking at houses now, which is brilliant but a bit of a shock to the system as I was wanting to get myself uber straight this year before we embarked on mortgages!
