Mortgage App - Bank Statement Review

I've recently been going through a broker and received an AIP at 95% mortgage with max lend of £139k. I earn 32k a year and sole buyer.

I went away, found a house for £130k, with 5% deposit I need £123,500 mortgage. Everything seems to be fine, valuation docs received in post from valuer who have been instructed by Natwest to complete the valuation.

My issue here is the content of my bank statements, since turn of year ive been strict, I didnt expect to find a house so quick and the request has come a little to soon for me to male them look better. December has transactions from xmas parties, nights out so my card was utilised heavily in bars and cash withdrawals also about 90 in a strip club. November there are gambling transactions from accounts which are now closed. Obviously my spending looks alot but there was money in the bank to cover all these transactions and my overdraft is £400 which is repaid when I get paid each month. Im a 27 year old currently living with parents I cant stay in my room so I get out, I never miss a payment, my credit record is few points of excellent and I only have a 12k car loan which I pay £300 a month for. Credit card repaid and closed last week.

Is an underwriter going to hit me hard on my spending habits which could mess up my application? Has anyone been in similar situation and what was the outcome? Any underwriters here who look at this daily?


Just nervous really I guess, and know the only answer is wait and see.

    I was similarly concerned when I applied, my December bank statement looked horrible! Luckily in my case they didn't actually ask for any but I know this is not always the case.

    Its slightly concerning you are using your overdraft every month so either way I would get out of it and stay out of it and gambling transactions can also be concerning I put my money for my weekly gamble into PayPal then on to William Hill in the months leading up to my application.

    I couldn't comment if you would be accepted or not but you could certainly of been slightly better prepared.
