Bit of a tricky one

Hoping I can get some advise on this
I got left a house only it has a charge on off 22%so I get the other % can i take out a mortgage to pay off the 22%charge so the deeds would then be put in my name fully and I get the whole house guess it's a bit like buying out a sibling
Deeds at the mo are still in my dad's name do I just buy it off the estate ( in probate at the mo ) ?

If I was buying off the estate would I have to have a cash deposit or do they just use the equity0

If you got left the house then you wont need to buy it from The Estate, the Deeds will get transfered to you.
If the sibling wants the cash then you can take out a mortgage on the property once its in your name, as long as you pass their affordibilty critrea then it should be straight forward.

I think I have explained it wrong
There's a 22% charge which was to be paid when my dad passed via sale of the house we want to raise the funds to pay this person so they take the charge off I don't think I can go on the deeds till this charge is paid as it's like a debt of my dad's wasn't sure if this is even possible that why I thought buying of the estate would be easier0 -
See if the person with the charge on it will accept the money when you get a mortgage on it, which you'd take for 22% of the value.
Sounds like you need a solicitor to advise and if they think this is possible, draw up a short contract where you agree to do this.0
