alliance leicester buy to let query

I am hoping some forum members will have a few suggestions for me please. I have a ten year buy to let interest only mortgage with A & L which expires in a year with some very nice tenants who are moving out in ten months. I am happy to sell the property to pay off the mortgage but as we all know - selling/contracts/completion/seeing the cash will take a while unless you are really lucky. A & L will not extend the term by a few months so do I try for a new mortgage or try for a bridging loan etc etc or is their a way of pursuading A & L.

Allow plenty of time for the sale process. You've a 2 month window in which to complete.0

I am just thinking that although the tenants will not mind sale viewings it might not be the best idea - the house might need decorating for instance etc etc
- then they leave, house decorated - house sells but then only two months !!0
