How much are your build costs going to be ?
You are trying to sell for £300k and estimate the build costs for a smaller place to be close to that ? If so I would be seriously questioning your builder as to whether he is ripping you off.
Building a 3 bed house should cost no more than £150k (unless you are going seriously high spec) if you already have the land. even then that would be expensive.
Think of it this way. You can get new build 3 bed houses for less than £250k in most parts of Scotland so if it is going to cost this much to build it how would the builders make any money on these.0 -

In which case you might be better off selling the new one, as the proceeds would be the same and it might be easier to shift.0

No, selling the new one is not an option. We are building to near passive house standards (though not certified as such) with tripple glazing, super insulated, air tight, mvhr ventilation, air source heat pump, under floor heating. Even if we wanted to sell it, that's the sort of stuff that would have people running away in favour of an "ordinary" house (look at the complete disinterest in the solar PV on the present house)0

Can you rent out the old one?
Is it at a fixed price or offers over? Have you tried dropping the price a little, to say £285k to see if that makes any difference? Assuming you still break even, it sounds like you'll be a lot better off in the new house on running costs alone.0
