Fixed rate soon ending - unsure what to do next

  • My rate with the Coventry expires at the same time as yours. Unfortunately we weren't able to get a valuation that quite matched up with the Zoopla + local estate agent valuations, we were about £10k short of what we needed to get below 65% LTV.

    It is definitely worth calling them though. When I spoke to them, they started with an index-linked valuation and if that came up short (it did for me) they did an online valuation. This was £5k short of what we needed and we appealed and they sent out a surveyor the next day to value the property (as we'd made loads of improvements). Unfortunately this didn't work out in our favour as they valued it £5k less than the online valuation - still a great increase over what we paid but not quite enough.

    Your starting point is to call them and see what valuation they give it.

    Also what you said about ERC, you can reserve the rate months ahead with many lenders (Ive had one do it up to 6 months ahead, so you will move the deal straight across from your existing).
