Are we blacklisted or what?

Evening all.

We have just recently moved house. The guy who lived here before us has just gone bankrupt.

Now, my solicitor informed us that formally registering your property with the Land Registry takes around 4-6 weeks. Unfortunately, literally 11 minutes before our registraion was submitted, the guy went bankrupt; and as far as the Land Registry are concerned, he still lives here.

At the minute we can't change energy providers for some reason.

Can anyone tell me if this means our address is blacklisted? The reason I ask is we're just looking to transfer a credit card balance and don't want a refusal to go through.

Any help on this on what the consequences for us might be?

  • Hi you need to obtain your credit file from credit reference agencies like experian and call credit.

    If you google credit reference agencies you should get their contact details. You have to pay £2.00 to get your report and then you can amend it appropriately.

    The danger is if the seller goes bankrupt before you complete.

    Having completed the house is yours, the property should still be able to be registered in your name. Your solicitor will sort that out.

    The downside:

    Your address will be listed on the insolvency websites etc as the bankrupts address (though it may have "formally of" in front of it). In six months your address should drop off.

    There is every chance that baliff's (unaware of the bankruptcy) will knock on your door. Keep a utility bill in your name handy, to prove you are who you say you are. (It is common for people to claim they are someone else, in the hope the baliffs go away).

    You will may get mail addressed to the occupier with "we know you still live here" correspondence inside. Ignore it.

    Eventually the message gets through and this will stop.

    Unless you have a similar name to the seller, your credit record should be unaffected. You should have no problem in registering with the utilities, persevere with this, there is no way you should be taking on the previous owner's debts, bankrupt or not.

    Addresses are no longer blacklisted. Unless you have a joint financial arrangement with the previous occupier (and buying his house is not one of them) your credit record should not be affected.

    Same thing happened to me, though the gap was 2 months, I have taken out credit cards and other finance with no problem.
