Ah gotcha. Your intiial post made it sound like the fee was the issue as the term was never mentioned.
I agree with you on that, does it state within the offer (possibly section 10) that there are 2 parts to the mortgage?

You do need to be careful that you do not end up out of pocket on this if you ask them to correct it.

I got the mortgage amount but not the term, instead of the entire mortgage finishing in 2020 £110,000 finishes in June this year, I know it looks like I've left it until the last minute but I was constantly reassured that it was just an admin error and would be sorted. Section 4 (Description of this rate switch) states: as this mortgage is made up of more than one part, these parts are summarised below.
A table shows the separate sub accounts and their respective terms, which I queried on several occasions. In addition to the wording in section 3 (Your mortgage requirements) which states "you require a mortgage of £130,000" "The term of the loan should be 12 years" Section 5 (Overall cost of this mortgage) includes a warning as follows "The figures in this section will vary following interest rate changes and if you do not keep the mortgage for 12 years.0
