How do I figure out how much a house is worth??

This might me a stupid question, but how do I know how much a house is worth the price being asked??

Sale prices of similar property in the area.
The price at the end of the day is what someone is willing to pay.
If a particular house has something that others don't in the same area it's down to the buyer/lender's valuer to decide how much that extra feature is worth.
And what the seller is prepared to let it go for.0 -
I found Zoopla indispensable. It tells you what the house was last sold for and has a stab at its current value.0

Look at the sold prices of similar properties in your road through Zoopla etc.
If you have a friend who for a property seller company, might be worth asking them for tips too.0
