Yeah, very annoying timing! We've been living at her parents house for over a year now to save the deposit and stamp duty and solicitors fees. Need a miracle.

Hi Danny,
You can reserve the property (usually 5%) and then wait until closer to the time it is built to apply for a mortgage. Most mortgage offers are only valid for 6 months anyway so it wouldn't make any sense to apply for the mortgage now.

Just be aware that if you reserve the property, then are unable to get a mortgage, this deposit it likely to be non-refundable.

Most developers want you to exchange within 28 days of reservation. You'd need a mortgage in place to exchange.
