Lodger wants deposit back.

I stopped advertising the room after I was given a deposit, banked online and only emails, texts messages went back and forth when the prospective lodger agrees on the term of a room rental of six months, renewable. Nothing was signed in black and white.
Tenant now cannot move in and wants the deposit back.
Please, where do I stand?

How much was the deposit? How many weeks rent?Proud to have lost over 3 stone (45 pounds,) in the past year! :j Now a size 14!

Did you made it clear when you took the deposit that it was a non-returnable holding deposit?
If you did then is is reasonable to retain it only if the change of mind was entirely down to the T, i.e. no change of terms, etc after the deposit taken.0 -

Sounds more like a lodger agreement rather than a tenancy.Please do not quote spam as this enables it to 'live on' once the spam post is removed.

Or keep enough to cover your losses (lost rent, advert fees etc) and return the rest. That seems to be fair to me.0

That would seem fair, cost of re-advertising etc taken out at a minimum.0 -
She was due to pay the rent in advance ...stalled for a couple of days... Yes, a Lodger agreement, as I live at the property.0
