Ex Pat - Buy To Let

First post on this account, I've been on here before and am truly indebted to the advice given to me in the past.
I'm looking to purchase a small investment property buy to let in the UK. I work in Qatar and have been here for 18 months. My credit report in the UK has fallen apart mainly because I don't live there. I have a few questions:
1 - What sort of deposit would I need to be considered for an ex pat BTL. I'm guessing 20 - 25%?
2 - How will my UK standing affect me? Aside from a mobile phone and a bank account I have no other ties to the UK?
Any advice greatly appreciated for things I need to do (electoral role etc)

Have you looked at what it involves being a LL ? the tax implications and new rules being brought in next year? the legal implications?
You won't be ale to pass the buck to an agency to handle all your matters as the responsibility is still yours if something goes wrong.
What about the costs of renting, maintenance, boiler costs, decorating? Eviction and void period costs? Insurance e.t.c
Seek a broker if you still want to go ahead.
Have you considered other investment avenues? Try the investments board

A broker who has done this type of case before is your best bet.
There are few Lenders that will do this.I am a Mortgage Broker
