advice or is it possible

Need help , dont know where to turn for advice. I rent in London with a decent wage. My parents live in Glasgow but are reaching end of term of their mortgage which only has the interest getting paid. Due to problems their mortgage insurance will never cover the final payment in 3 years. If they put up a downpayment of about 40000 can I apply with my father for a joint mortgage, he still works though he is 62. I am not a first time buyer as had a mortgage 10 years ago before moving south. Which lenders would look at our situation?
