Hi,
Is additional stamp duty payable on 1st BTL property?
Or is it on only on additional property?
I have looked at stamp duty calculator. It just mentions about owing 2 or more properties.
Thanks

Do you already own a property?0

indeed, it does, because the higher rate applies to the purchase of an additional property. There is no requirement that it be a BTL, a second home, a crash pad or anything other than a property you are buying in addition to the one you already own (subject to the £40,000 share caveat) ... so do you ?It just mentions about owing 2 or more properties.0 -
are you buying alone? (in a previous post you mentioned your partner was going the release funds from their current BTL property for deposit - which would make this an additional property for them so the higher % would apply)0

We have a property in my other half name which is being rented out. All application has gone in to remortgage and for the new BTL.
I am aware there will be high Stanp duty charge but if I sale 1st property which is being remortgaged in 2 years time will I be able to claim back the higer rate stamp duty I have paid?
The answer might be no but thought I ask the experts on here.
Thanks for all your replies.0 -
the refund applies to the selling of a main residence so would not apply
