Sole named mortgage when married??

I have a really bad credit rating and have an IVA in my name. I am also a stay at home mum so have no income at all. Therefore we are looking to get a mortgage solely in my husbands name as he has excellent credit rating and we don't have any joint financial accounts. All household bills etc are even in his name alone. He earns enough to cover the amount we would want and the deposit.
Do you know if this is possible and are there any providers that we should avoid that wouldn't allow this. We don't want them to look at my credit report at all.
We are happy for everything to be in his name and me not have any claim to the house.

    Assuming he has the levels of income required i dont see why it should be an issue at all
  • Some lenders won't advance a mortgage unless both husband and wife are on the mortgage so it would seem a good idea to engage a competent broker to guide you through the process and find you a suitable provider. The broker can advise on whether or not your particular circumstances are such a hindrance to obtaining a mortgage or not.
  • Yes its possible. We just bought a house and the mortgage is only in my husbands name and I am not on the deeds. This was our choice though the mortgage broker did say some lenders don't like the partner not being linked to the house but we managed no problem. Our accounts are linked and all bills come out of joint accounts etc.

    Not how a court would view the matter should you part.

    You and the children will be factored into affordability calculations. Are any payments being made under the IVA?
  • The IVA is paid in full but still shows on my credit report for another 12 months.

    Can you advise which company you managed to get mortgage from? Also did they look at your credit report at all?
