I'm assuming your quote is only for the building work. Add on to that all the decorating, flooring, curtains, light fittings, etc etc that the additional new space will need. This part gets surprisingly expensive!!0

Can't see anyone loaning 90k for building works on a house that you have 50k equity in.
If you have no kids etc what would you even need an extension for o.0. Also 90k extension on a 200k house could you not just get a LOT bigger house nearby for that0
