Advice on level of survey to get

FTB here, trying to decide what level of survey to get.
Would probably have opted for the home buyers, but when looking through the attic we noticed one of the roof joists was badly cracked/damaged. The rest seemed fine. I've no idea how big a concern this is, and apparently the home buyers survey literally won't even go into the attic (which seems like madness to me)
Apparently they won't even move furniture, which seems even more incredible. I'm wondering whats to stop a vendor just moving a sofa in front of a big hole in the wall.
Can anyone offer any advice?

Pay for a builder or a structural property surveyor to check.
It may be as simple as a dodgy bit of wood, or the roof may have strains or stresses and the joist is just the first of many.0 -
So would you suggest the normal home buyers survey, then a separate person to investigate the roof?0
