I think your counterfactual comments are unhelpful, and really because I think enough people have disagreed with you now, probably time to call it a day.. :rotfl:I am a Mortgage Broker.

Since all bar one of the people that have "disagreed" with me have been Mortgage Brokers themselves, I think I'll just retain my right to hold an opinion that differs from yours and express it on these forums, thanks.
Frankly the kind of badly-spelled badgering and abuse that some of those mortgage brokers have engaged in only reinforces my opinion about the value they add. If I want to be called a "clown" just for holding an opinion that differs from somebody else's, I'll nip into the nearest playground. Otherwise, I'll just stick to doing my own research and applying with mortgage providers direct.0 -

Having an opinion is fine, but to tell someone on a public forum that brokers are effectively fraudsters and don't do their job properly because we are incentivised by the commission we would receive when recommending a lender is not only untrue and offensive, but detrimental to our profession.I am a Mortgage Broker.

First direct, default and 90% borrowing do not go together
If the client now acts on your advice and calls first direct they would be subjected to a circa 2/3 hour phone call and will likely be declined so causing an unnecessary credit check and massive waste of time
You can't name a lender without knowing the persons circumstances and whether they would qualify for that lenderI am a Mortgage Adviser

To be honest Rachel perhaps that's what you are best off doing, rather than offering ridiculous advice to strangers on a forum! You were being rude and imflammatory, and playing down the profession of people who have a job to do like anyone else.
I personally have gone down both the paid mortgage broker route and the fee free mortgage broker and I know which one I would prefer. I wouldn't try and push my choice on a stranger on a forum though. I'm glad you got the best deals going it alone, but that isn't the case for a large number of people.
As it is, we know enough about this posters experience that even people with basic banking knowledge would know never to point them in the direction of First Direct.
OP - I wish you the best of luck securing your mortgage and much happiness in your new homeLet’s just pretend I have not been alternately drowning in debt or only eating toast to try and pay it off for the last 20 years 😭0 -

You really do like your straw men arguments, don't you? I didn't say mortgage brokers were "effectively fraudsters". There's as much point as criticising me for something I didn't actually say as there is taking advice from somebody that doesn't have access to the whole market. (Which consumers doing their own research do.)0 -

No, there were 2...downhillfast wrote: »I'm NOT a mortgage broker but I have absolutely no problem in paying a fee to one for professional mortgage advice when it is not appropriate to approach lenders direct due to tricky financial issues.
In fact, by charging a fee it gives me additional confidence that they are going to match me to the RIGHT lender rather than the one that will net them the biggest commission if they were solely reliant on commissions for their pay - although I believe there is strict regulation in place to guard against this anyway.Well I'm not a mortgage broker but I can still recognise a complete load of garbage when I see it! What are you on about?
As it happens, my broker does not charge me a fee, and does indeed receive commission. So what? He wouldn't have lasted long if he arranged for customers to receive a worse product, just so he could get a tiny bit more commission! He got me my current mortgage. Worth his weight in gold.
You also say "Why not just use a comparison site and apply to lenders direct?"
The fact that you are advising someone to do that, even thought they have informed us that they have a default from 2012 is just really bad advice on so many levels.
And we haven't even touched on the support and reassurance side of things...
