Pay off mortgage and fees?

Hi guys,
my fixed 5 years mortgage is coming to an end and soon to go to a variable rate with Virgin. (3 to 4.7%)
I am thinking about paying it off (80k inc 4k Early charge) but need a early redemption letter?
does everyone charge this early payment or does it only apply if your still within your fixed rate?
I was going to remortgage for 2 more years and then pay it off but thought why not just do it now?
