Buying to Let

Hello,
Ayear ago i inherited a flat and sold it to buy a house in the North. I have used some of the money to pursue a teaching career, so I am currently a postgrad student. I want to invest my money into buying a flat to let. I do not have the full amount to buy it. I could do 45% deposit. However as I have no technical income, due to being a student, would I be able to do this?
