Something is not stacking up on your post.
On £50k you should not be struggling to get £150k. Surely you would just tick the box to say the halifax mortgage will be cleared by completion and so it would be ignored providing you can evidence it has been cleared by completion (which would not be for 2-3 months).

Thanks so much for replying to me. No other issues at all. 1 CCJ from Sep 2014 and all other credit history is good since then payments all made on time not one missed payment and my only outgoings I have total to £500 monthly.
My house sale was completed in Nov and I have the statement from the solicitor showing it was paid off , it is currently still showing on my credit file obviously as it’s been less than a month. Halifax did say because of the CCJ they would lend up to 100k but I don’t think the broker has tried anyone other than precise and they seem to be asking for a lot of information which I get as they see me as high risk. I don’t want to be tied into a 5 year higher fixed rate when the CCJ will drop off next Sep. I’m now thinking going to another broker might be my best option as the CCJ is the only issue but I suppose it would affect me but not for the next 5 years.1 -

You paid the debt 1 day late? Is it a default or does it just show a "1" on your credit report?
A "1" just means it was a late payment, not a default. We both have good jobs earning around 40k (also have pensions if that helps) a year and I have been there for 10years my wife 5 years.
If anyone could give me an idea that would be great because I cannot stop worry about.
