Likelihood to get mortgage?

My husband and I have recently separated.

I am looking into the Scottish Governments Help to Buy scheme. The property I would like to purchase is £152,000 - I would be able to put down a £10,000 deposit, I could get up to 25% from the help to buy scheme, say £38,000. Therefore I'd need to have a mortgage of £104,000

What do you think the likelihood would be? I am 25 years old, I work 23 hours a week as a staff nurse and earn around £15,600 per year prior to deductions. Probably slightly more than this as I can do unsociable hours to boost my wage. Unfortunately increasing the hours I work isn't possible as I also have a 2 year old son.

Any help appreciated, thanks in advance

    The help to buy scheme is only available at 4.5x income max, which would limit you to around £70,200.

    On paper with your current income and the fact that you have a young child it doesn't look close to be affordable for the amount you want. Do you have any other income?
