Minimum price/deposit for a 95% mortgage anyone?

What is the smallest deposit you need for a 95% mortgage?
HSBC want the minimum property value of £100,000 or £5,000 deposit.
I can't see anything for any of the other lenders though.
I just think that if you want to buy a cheap place for around £40,000 a £2,000 deposit seems a bit small. L

Depends on the commercial viability of the transaction. If the lender is charging 6% interest. Then changes the picture.0
