Just looking for a list of lenders who offer 90ltv on new build house. I'm currently with Chelsea building society.
Also do lenders allow part ex and 5% deposit contribution together?
Thanks in advance

All worth a try for your first query.

Worth mentioning, Halifax is normally 80% max and will only do higher for its specialist newbuild builder/broker panel, so you would need to check your builder is included first.

You may struggle with only 5% deposit on top of 5% builder deposit at that kind of LTV.

For example, on 80% to 90% newbuild products, Halifax says;-
Customer must provide a minimum of 10% deposit in addition to any builder incentive.

The loan and any builder financial incentive must not exceed 90% of the lower of purchase price or valuation.

So now looks like I will be able to put 15% deposit down due to higher than expected part exchange valuation. Does anyone know ifBellway would accept a part exchange and pay our stamp duty?
The house is already built with a kitchen we definitely wouldn't have chosen so was thinking of using that as a bargaining tool?
