As KingStreet said Child benefit, tax credits, carer allowance and probably DLA + overtime if possible all counts as income by some banks.
Our mortgage is with Natwest. Similar circumstances as yours. 1 salary, wife carer of disabled child, 2 kids. Salary £27K + odd overtime. Managed to get £168K over 25 years term. Another lender is Nationwide but not so generous like Natwest.0
