    1. Has your mother actually taken legal advice about what she's entitled to? It sounds like she wasn't married to your stepfather, so possibly only due her share (half of equity, depending on who owned what?) in each property. But first point is she needs to check that she's getting what she's entitled to.

    2. She absolutely should not stay on that mortgage. It's madness. And restrictive. If he can't afford to buy her out, she needs the force a sale.

    3. It is even more madness for you to get a joint mortgage with her. Do not restrict yourself.

    4. She's only 50 - that £90K is a hell of a deposit in an area where houses are £150K. Go for a property a little further out needing work and you're maybe looking at a 75% deposit. At 50, she can get a mortgage on her own. (make sure she's getting maintenance if appropriate from your stepfather)

    5. Just my opinion here, but rather than seeing a financial advisor, would you consider seeing a counsellor? You're in a relationship that's not working, prepared to do something that's not acceptable to both of you, and you sound like you feel you have a history of making / being made to feel like you've done the wrong thing. I'd talk to a counsellor about why you feel obliged to take on your mother's problems, before you do.
