Council Tax Rebanding

Hello,

I have gone through the MSE guide to changing our council tax band. I have today (03/11/2016) received a letter from the VOA.

I purchased my property in December 2014 but have since found out that I should be in Council Tax Band D and not in Band E as I am currently.

The letter states that they do not believe our proposal has been validly made because we first became the taxpayer more than 6 months ago, which menas that our proposal does not meet the requirements of the Council Tax (Alteration of Lists and Appeals) (England) 2009 Regulations.

However, they also state that in some cases it is possible for them to review the banding, even though they do not consider our proposal has been validly made. They have asked to get in touch with them if I think this should apply in our case.

My question to you peeps here is what should I do next?? Should I contact them and say that I accept that the proposal is invalid but I would still like a review or should I go straight to the Valuation Tribunal?

Any help or advice would be greatly appreciated.

Many Thanks,

Brett Rogers

Ask them to review it and see what they say. Why are you certain you're in the wrong band ?

    Hi Craig,

Both of our neighbours and others on the street are in a different band to us, they are paying less council tax than us. also, the value of our house places us in the other band too.

    Thanks,

    Brett

Are all of the other properties of similar size (and not been extended ?)

What did you use to determine what the value was for 1 April 1991 ?

    Hi Craig,

My wife did it all. Not sure what she used. She followed all the guide as set out on here to do all the preliminary checks before we put the the application through.

Yes the properties are of a similar size.

    Thanks,

    Brett

Bear in mind all house price indices are inaccurate and can only give a very rough idea of 1991 values.
If you are querying your Council Tax band would you please state whether you are in England, Scotland or Wales
