    good news I hope! I thought I would update this, I applied with a different bank and the valuation has come back today, this time with only a £10k retention, which I think is just about do-able, so the offer is now on its way to my solicitor's. I am hoping that this means the house is practically mine? Can anything else go wrong now? I have had a smile on my face ever since the phone call from the bank.
