    That said, it's not a vastly unrealistic scenario. But trying to accurately forecast property prices as far as 2030 is pointless. No one can accurately predict what will happen in 2 years, let alone 15.

    I've done pretty well for the last five years, mostly by following the wisdom of the very large meta studies created by rightmove and the government. They have been pretty spot on.

    No matter how much prices rise and rise - and with the exception of a few nice bits like north Chingford and Muswell Hill - these 3 boroughs will remain run down dumps full of low income households on benefits and become ever more overcrowded as more and more people from all over the world are crammed into the same space.

    If your house price is the only thing which matters and quality of life is not high on your list of priorities go right ahead!

    Wood Green is getting gentrified. Coffee shops springing up. Ally pally getting a 20 million makeover. Space between wood green and Hornsey getting a billion of development funds to make new town centres etc.

    Life in some boroughs is changing quite a lot.

  • Ally Pally has always been such a wasted space. It's a fabulous building, one of my London favourites. There should be an annexe of Kew Gardens or the NHM there, or something. It is so under-utilised.

    I love that it has its own Tube station complete with everything except railway lines and Tubes...

    Quite the opposite...some of these places are becoming very fashionable and trendy places to live e.g Bow, Walthamstow village etc. With that comes gentrification...lots of shiny new buildings, parks, infrastructure etc...we could argue whether gentrification is either a good thing or a travesty for hours, so I'll leave that for another thread!
