Remortgage - Loft Conversion Issues

Hello all,
I am in the middle of sorting out a remortgage on my house with a large well known shopping supermarket.
I had my house valued by their surveyor and they picked up that my loft conversion didn't have building regs and so requested a structural survey of the roof.
Now, my loft was converted about 14 years ago and although the build quality is good (RSJs supporting the floor etc) I don't have any drawings or other info for building regs, and company who built it don't exist anymore.
So, I contacted a local structural engineers and they came and took a look, they want nearly £600 for the report, but they want the floor taking up so they can inspect the floor joists around the stair opening, which is a total nightmare of a job.
I did wonder if I now needed the calcs/report as it isn't used as a bedroom, its just a store room really but as its been raised by the surveyor the mortgage people want to see it or they will decline the mortgage.
Any advice/ideas?

Plenty of previous discussion on the house buying board about loft conversions. If nothing else, the paperwork might be useful to have on file when you come to sell. Has the lender said that all they need is an acceptable structural report, and not also e.g. an indemnity policy about the lack of consents?0

So far that's all they have asked for, but they may ask for more after the report0
