we are looking around the possibilities of buying a new build shared ownership.

would I need to get a shared ownership mortgage or am I able to get a 'standard' mortgage?

have you looked into the pros and cons of Shared ownership, it transcends more than 'it's cheaper than rent'

Many mainstream lenders have lower LTV limits on newbuild, so they won;t be open to you, even on SO, unless you have 15% or 20% deposit.

The rates on newbuild SO at 90% or more are not great as there is only a small pool of lenders.
