valuation for remortgage

Hi,
We bought our 3 bed semi detached cottage in 2014 for £151k and it was a fairly rundown old cottage which had been empty for a year. The house is actually two cottages knocked into one to make a 3 bed.
We have since done quite a bit of work to it including electrics and most of the rooms redecorated, although we do still have more to do particularly replacing the old kitchen.
We want to remortgage in march 2017 and I believe our house has increased in value a fair bit but need to work out how much so we can apply for the best LTV remortgage we can.
We can’t use the free valuation tools as they don’t take into account the work we have done or the fact the house is ‘unique’ (i.e. they look at the area as a whole but those 3 beds are very different to ours).
We only have one next door neighbour whose house sold for £190k 6 months ago however their house is only a 2 bed (and only the size of one cottage wheras ours is 2 knocked into one) but is also generally in better condition than ours.
I think ours is £200k or more now but how can I get a more accurate valuation before we remortgage?

I found some are open to doing a deal ... pick up the phone or even send out some emails, you may find one who is already in the area and will tack your job on.
I saved a fair bit doing this.0
