Non standard construction mortgages

Has anyone got any advice. I have a council Cornish flat which was built 1949 and it is non standard. Its PRC pre cast reinforced construction. I have been told of the difficulties getting a mortgage, but that is it do-able. Thw price is £40,000 its a opportunity so any advive would be great.
