I work away from home up to 6months at a time come home to this? expecting my mortgage was up to date etc......

ive signed nothing with landmark and don't see how they can do this?

Call landmark tomorrow and just explain the situation.
Im assuming if your DD has been returned then you have the money to clear the arrears? If so just make a lump sum payment and that should be more or less the end of it.

I would imagine they should waive any charges and clear the arrears from your credit report.

Within the contract you signed with Northern Rock. There'll be the right for NR to sell on the debt to who ever they like. Northern Rock and Landmark will have written to at the property address.

If you are away for 6 months at a time surely you have plans in place to receive your mail?
  • Do we take it that you have not looked at your bank statement once online whilst you have been away and seen the monies being returned?

They have not sold your mortgage. It is a branding exercise in moving the bad mortgage book back into the retail market.

In terms of the repossession, how far has it got? Is it a threat or has it gone to court yet?

If you havent paid the direct debit then the money is in your account. In which case, you can pay them on monday when you ring them up and that will put an end to the repossession process.

The issue is not sole wage, its what the wage is.

If you phone tomorrow with the attitude you've got on here I can only see one result.

You must have had letters from landmark and NRAM telling you about the change, start off by finding those, paying the arrears, getting DD's changed.

It doesn't matter who you are with (other than the DD SNAFU it caused), as long as you pay your mortgage on time. Is your house appreciating in value? As you seem to be away for long periods of time might you be better off without a mortgage and the cost of a house?

Rather than ranting. You need to address the issue of reading the mail which is sent to you.

Are their tenants in the house?

    Complete rubbish.

NRAM are not a retail lender. They took on the bad mortgages, which yours clearly has turned out to be.The taxpayer took the hit.
or eg the interest rate is rock bottom at the moment this mortgage is 4.5%

That is because the book covers the bad mortgages (or those considered likely to go bad). The interest rate reflects the risks and costs and the terms of the mortgage agreed when you bought it.

Our mortgage has been moved from NRAM To Whistletree. We haven't had to do anything, we received a letter to say it was moving and that everything would be taken care of. They changed the direct debit over themselves. Surely landmark will have done something similar?

I can only presume that the OP meant they had standing orders which were being returned - SO being pushed by the debtor.

Direct debits are pulled by the creditor so why would they be returned?
