Hi all, I am in my early 50's and employed full-time. I have recently migrated back to the UK from Australia and would like to buy a house which entails getting a mortgage. My problem is that I still own a mortgaged property (tenanted) in Australia. I also have a substantial pension in Australia which would service or pay off any mortgage within a few years or allow repayments beyond normal retirement.
My problem is that the lenders I have spoken to count the mortgage repayments as a financial commitment but will not count either the rental income or my pension as an income/asset. As a result the figures do not add up and I cannot purchase a house in the UK.
Does anybody have any advice????
Thanks for reading:)

If the property is let and you can evidence payment of the mortgage and the rental income I would expect a lender to treat it as self-financing and ignore it.
How long have you been back in the UK as there is a minimum for most lenders?
Spoken to any brokers, or tried to do this direct?I am a mortgage broker. You should note that this site doesn't check my status as a Mortgage Adviser, so you need to take my word for it. You'll need to ask friends and relatives for a recommendation.
