Any suggestions on releasing equity from house?

I have a few friends that have done this and taken money out of the property they own on two different schemes, One whereby you have x paid out and then it is deferred off as a interest only style repayment or the other one which is similar to a standard mortgage repayment against the amount released, two have used the one Company which was pretty easy to deal with and got the money through in around 8 weeks or so.
