45k deposit on 180k house mortgage declined

Hi all,

My first post, have resorted to trawling the net in desperation due to being refused for a mortgage, my advisor ended up making an application with precise mortgages due to my and my partners adverse credit which is now all settled but still showing.

My main concern was my work history as I was a self employed gas engineer and due to a shattered ankle I was unable to work for sometime. I now have a job as a project manager with a salary of £38,500 pa and my partner works part time earning about 9k pa.

I have only been in the role for 6 weeks although have a contract with no probationary period, I have a CCJ issued 3 years ago and a defaulted credit card which are the same debt which is paid in full. My partners credit history is a bit messier than mine although it's all now been settled but she has a very recent CCJ (March) also satisfied.

My question is, have I a hope in hell of getting a mortgage or should I just rent for 6 months to a year and try again?

If there are any mortgage advisors that think they can help then feel free to get in touch as we need to get this sorted asap or we will lose the house we have made an offer on.

Just want to add that we have sold the property we were in and are living with family at present, over the last 9 years we have been late with one payment on the mortgage we had about 15 months ago and that was down to a clerical error when we changed bank accounts.

We are happy to make an application in my sole name if that makes things easier but it seems that the lending criteria has gone from the sublime to the ridiculous!

I think you'll find that the rules of the forum will prevent any brokers contacting you via the website (certainly not in the open anyway) to offer their services.
