Joint mortage - one of us currently living elsewhere in UK, not guaranteed a job.

Hi there

I am buying my first flat and wondering if there is any problem with my partner staying elsewhere in the UK until they get a job here (she is currently in full-time employment).

The reason I ask is that the Mortage broker keeps asking if she's guaranteed or can guarantee a move within the company but surely as long as she's working and making payments that is ok (in my mind)?

    Put it this way - if one of you is working and earning say £25k you should be able to get a mortgage up to around £100k (4 times salary) if both of you are working then the mortgage multiples mean you can borrow a lot more.

    I can see where the broker is coming from he/she does not want to be pulled up by the lender if at sometime down the line they think the application was fraudelent.

    What you ''think'' is not important you have to be 100% truthful .
  • Curious as to why it matters if she has a job guaranteed here or not when the is currently full-time employed and could continue paying if she keeps her job where she is then simply move when she does get a job here. She has no plans to exit employment, I wouldn't be paying the mortage on my own.
  • Her living expenses at the current property she lives in will be taken into account. Does she own the property she is residing in?

    We both are staying with parents at the moment, to save.

    You cannot of course include her income for affordability.

    Sorry if I misunderstand your last point, but how can her income not be included for affordability. The mortgage we have agreed in principle is based on our combined income. How would her living elsewhere in the UK until she is sorted here affect that?

    That depends on what the intention is.

    If she intends to change job and does not have a new offer the lender won't consider her current income.

    If she intends to keep the job that she has the lender will want to know where she will be staying and the extra costs involved.

    Oh, of course yes. She has no intention of moving without finding permanent employment first. The worst case situation may be that she stays in her current job and with parents until she finds employment here.
