I was unable to pay my full mortgage payment due to ill health, I managed to always pay something, and happily now pay full amount but there are some arrears owing, my vir is 3.99!!! and cannot be changed until all the arrears are paid, in consequence I am paying about £300 a month extra in interest! can I appeal ??

You haven't been penalised for being sick. It appear you have arrears that you need to make up.0

You can appeal to their better nature, but you need to find an answer to the question "what's in it for them to agree to your request?"
One answer might be that if it takes you outside of their arrears processes it might save them money. I would put this too them and see what they say.
At that point you can try complaining to them. The comments I post are my personal opinion. While I try to check everything is correct before posting, I can and do make mistakes, so always try to check official information sources before relying on my posts.0 -
Your being charged interest on the balance of your mortgage.
If you had not built up arrears your balance would be lower and therefore so would the interest.
In the same way that if you overpaid on your mortgage the amount of interest would go down.
Theyre not penalising you, theyre charging interest on the full balance as it stands.I am a Mortgage AdviserYou should note that this site doesn't check my status as a mortgage adviser, so you need to take my word for it. How long were you not able to make the full payments for?
Did you not have a mortgage payment protection policy?0 -
As above.... did your protection not cover the mortgage payments whilst you were ill?I am a Mortgage BrokerYou should note that this site doesn't check my status as a Mortgage Broker, so you need to take my word for it.
