    Pick a broker and listen to what they advise. If it doesn't suit, ask another one! Somewhere down the line you'll find a broker and a suitable package. Happy hunting!
  • Is there any subprime lenders that cover northern Ireland?
    I have heard about a dozen or so companies that do subprime but based in England. Know of anyone who has had success here with these?

    I got a mortgage recently .It was arranged via London and Country.
    They dont charge any fees .
    They will do an affordability check test .
    My mortgage was actually a remortgage on a property I owned outright ,so not a first time buyer .
    My deal had free (very slow ) legal services ,no upfront fees and and £225 fee at the end of mortgage term. Interest rate 1.97 % .

    I realise this may not meet your needs but prior to this offer I was offered a deal with £1000 upfront fees elsewhere .

    I would recommend getting a good mortgage advisor. I am currently going through the mortgage process on a H2B property and my credit rating is really bad. I am currently using London and Country who I would really recommend. I haven't received a mortgage offer yet however so far I have found them to be really efficient and helpful. So fingers crossed!
