Childcare vouchers and mortgage

How much do childcare vouchers affect the amount banks are willing to lend for mortgages?? I'm due back to work in December and was going to start using the full allowance available to me. But having played around with the Santander affordability calculator it seems that we would be better off not using them even though it would save us £50 per month.
So until we secure the mortgage we want should I just not claim any to ensure we get as much as possible???

    Won't it just go on affordability? So, despite your salary technically being lower, if you have £50 more per month, it'll go in your favour I would've thought... Otherwise, you'd have a gherkin salary but a bigger childcare cost.

    Regardless of how you pay for it, childcare will be taken into account for affordability purposes by most lenders and will reduce your borrowing power.

  • My IFA said that there was one lender that doesn't take into account deductions like Childcare Vouchers. It was either Halifax or Nationwide I think.
    All other providers took it into account when calculating affordability.
    It would be best to speak to an IFA about it.
  • If you put your salary post salary sacrifice I wouldn't then put in the out goings any childcare costs. Or you could put your full salary in as income and enter childcare costs in the outgoings. The bank should have their way of dealing with the situation can't remember what Natwest did with me a few years ago.
