HTB Valuation when selling

Hey Guys

So we have put our house on the market and we currently have the HTB equity loan.

We have been told that we need to get a RICS independent valuation for HTB so that they can work out the amount we have to ay back.

We were told this would cost around £150 but i am struggling to find any less than £300. Im not sure if I'm asking for the correct survey, can anyone enlighten me on this?

Also could they value it more than we are selling our house for therefore meaning we would have to pay back more to the HTB lot?

On the flip side could they value it less?

Any one who has been through this any help would be much appreciated.

    I paid around 250 pounds for my RICS valuation when selling my HTB house last year. I asked the local scheme administrator for some recommended surveyors and asked for quotes.

    It doesn't matter if the valuation comes in lower, the redemption figure is based on the higher of the RICS valuation or sale price.

    I'm a little confused - wouldn't it be better to get the valuation done before you put it on the market?

    (Bit late now, mind!)

    Our help to buy RICS valuation when selling was £180 + vat (we live in northanptonshire).
    You will pay back 20% of the higher amount whether that's the selling price or the surveyors valuation. Our surveyor valued it the same as our sold price.

    Subojvr - the valuation is only valid for 3 months so not, not always best to get it done before it goes on the market. If your property takes 6 weeks to get an offer, then you are left with limited time for the sale to actually complete. You can get it extended by another 3 months but the original surveyor might charge extra for this as they have to reconfirmed and sent out another valuation.
