Application with Credit Decisioning Team

Hi everyone,

Me and my partner have applied for a SO mortgage with the Halifax. Phoned up and found out that our application is with the credit decisioning team and that a valuation has also been booked for Thursday. Our broker had been withholding the valuation until he felt confident things would be going well, so I was feeling pretty confident that we were close to an offer till I found out about this!

Should I be concerned that my application is with the CDT? The guy on the phone said it was quite standard and didn't appear to imply I should be worried.

Some background info on us:
Buying a 30% SO property where our share is worth £94,500
10% deposit
Annual earning 35k, borrowing 2.4x annual salary
We do get paid in cash, however we provided employer refs, payslips etc and the halifax have stated income has been verified by hmrc so that's all good
No missed payments, late payments, ccjs, defaults etc and both are on the electoral roll BUT me and my partner have only had a credit card for a year so our credit scores aren't v high. Additionally, my partner has only been in the UK for 2 years and is a non EU national but has a residence permit and over 6 months on his visa left. Could this be where the problem lies?
Broker was well aware of the non EU status of my husband and applied to the Halifax as he said they are ok with this. We were accepted at DIP stage just fine, being offered 7k more than we needed

Stressed! Is going through the CDT really just a 'standard procedure' or is it done for special cases? Would appreciate any light shed on this!

    The credit decision team used to be the internal audit function of the Halifax. They'll randomly pick applications in progress for a review. Every body's work comes under scrutiny.

    I am now in the same place with Halifax Credit Decisioning team refferal stating 72hrs for response and valuation is booked for tomorrow (Friday) i have been working for a small company for 6 months and have a deposit gift of £245k on a £455k house, i wonder what the outcome for the op was and does anyone has anyone experienced this recently? I appied via broker who pre requested all documents halifax required after a week from application.

    We received our offer 2 working days after the valuation took place. The valuation was booked for 8 days after our full application went in. Hope that helps.

    Well seller pulled out, cancelled valuation just in time, no idea what happens now with the application still waiting for CDT so lets see; no point at the moment untill i find something close to what i found but nothing around at the moment.
