Also, when you try to apply for another loan your income needs to support a total unsecured debt of £40K so you would need to be earning £80,000 for any chance to get accepted....you will also almost certainly not get the lowest rate as the purpose for the loan would be to pay of another debt, debt consolidation rarely gets the best rates.

Thanks you for the advice. I have declined the offer from Santander. I don't want to compromise the mortgage I will have a re-think once the mortgage is in place.
