Mortgage advice divorce

Hello. This is my first post here and im after some advise. Ive founds lots of information online about what happens when you have a joint mortgage and divorce but i couldnt find any information about the process when i have the mortgage in my own name from before we got together. We only seperated a couple of weeks ago but the wife has already moved on and is with someone else.

We are still co habiting for now and have been married for approx 6 years and together for 8 years. Ive had the mortgage since 2006. I also had some pre existing debt from before we got together there is a couple of small things but the 2 main ones are 2 personal loans which i had ccjs for that have now elapsed but they both had charging orders granted to my property one for about 12k and one for about 15k as i missed a few payments of the ccjs.

I was just wondering how we could possibly split this down the middle as the outstanding amount on the mortgage plus the charging orders is more than the house and the charging orders. Ill really appreciate any advise anyone can give. Thanks

    Just for clarity...

    You own the marital home, in your sole name, against which there are two charging orders for debt accrued before you were married and she wishes to take half the equity in the property?

    Settle the debt before dividing your assets. The debt existed before you met. It's in your interest to. At least you'd start again with a clean slate from which to rebuild your credit profile.
